5 Essential Questions for Your Commercial Contractor

If you’re an architect or developer working on a commercial construction project, you want to pick the best general contractor for the job. You’re probably going to get several bids on your project, so it’s important to make sure you have all the facts about each contractor, so you can make an informed decision on the right contractor for the job.

Here are 5 essential questions to ask a potential commercial contractor:

  1. Are you licensed and insured? In Tennessee, contractors are required to be licensed. You can also find out where the contractor is located, to make sure the company is convenient to you. And don’t be afraid to ask where the construction company buys supplies – and go to those vendors to ask about the contractor’s reputation.
  3. Can you provide me with references? As a follow-up to the previous question, ask for client, vendor, and bank references – that way you can make sure the contractor is not only upstanding and not at risk of bankruptcy, but that they have a good reputation in the community.
  4. Will you provide an itemized bid and a fixed price? Make sure your contractor can provide you pricing on every aspect of the project, from hauling trash off the site, to the actual construction, to finishing touches like painting. Also, don’t be afraid to ask for a fixed price estimate – and do whatever you can to eliminate any “unknowns” to make the process easier.
  5. Do you guarantee your work? Ask a potential contractor about warranties on various elements of the project – and ask how long they guarantee their work. You’re looking for at least a year after completion.
